- EBT provides consultation on getting patta transfer for eligible documents with applicable patta and service charges.
- Client or Patta Applicant should be the absolute owner (or) authorized person and having full legal rights/possession of the property.
- There are four steps for applying patta transfer :
- In Step-1, Document of the property will be verified initially by EBT legal team, i.e. whether required documents are available, whether the property is eligible for applying patta transfer.
- In Step-2, On behalf of the client, EBT will apply patta transfer. And will provide the government application number (receipt for applying patta) to the client.
- In Step-3, If the property is eligible with the government terms, then the property inspection and survey will be done by the concerned government official.
- In Step-4, If property fulfills the patta transfer requirement, then the client will be informed once EBT receives the patta from the government department.
- Verification charges are applicable for performing the Step-1.
- Property documents should be clear title from all legal complications. Client should have all the original continual documents from parent documents.
- You will provide to us all information, and documents and anything that we need in order to complete the provision of services within specified deadlines. EBT will not be held responsible in any way for client’s failure to do this.
- If there is any lack of documents or any more documents required, EBT will inform the client through e-mail or phone call. Client will have to produce such required documents within the prescribed duration.
- Verification process (Step-1) may take upto 10 working days depending on the documents nature and clients cooperation for producing the required documents.
- If there are any more documents required for clearing Step-1, then those documents should be submitted to EBT legal team within 30 days. Client can contact EBT legal team for assistance on obtaining the required documents by paying applicable fees.
- After the completion of Step-1, Property survey charges and service charge details will be provided to the client by EBT. These charges are applicable for performing the Step-2 and 3.
- In Step-2, EBT will apply patta transfer on behalf of the client. And will provide the government application number (receipt for applying patta) to the client. This may take up-to 7 days approximately.
- In Step-3, Client should clean the property area for conducting property survey by the government officials. Client can contact EBT legal team for assistance on cleaning the land by paying applicable fees.
- In Step-3, Client or Client appointed authorized persons should be present at the time of point-out inspection and surveying the property. If any legal or third party disputes or legal heir disputes or any other anomalies occurred at the time of land survey, the client will be held responsible for incidence.
- To receive patta it might take up-to 90 days approximately from the date of application (Step-2).
- If there is any delay in receiving the patta, which exceeds the period of 90 days due to any Legal disputes or conflicts or legal heir disputes or any other anomalies or documents not fulfilling the government terms. EBT will not be held responsible in any way for the failure in getting the patta. And the amount will be refunded to the client after deduction of charges spent by the EBT (document charges, transportation charges etc).
- EBT does not issue patta. EBT provides only consultation and guidance for applying patta to the client.
- For the benefit of persons who don’t have much time to apply patta transfer, persons not aware of patta transfer process, persons unable to visit property site when demanded by the government officials for survey verification. Such clients may use EBT service to apply on their behalf. Client has to provide authorization letter for the same.
- Above mentioned services are provided for reducing the workload of our clients not for commercial purpose.
- If there exists any incorrect data’s in government records or incorrect details in documents or illegal land/plot/house or illegal proposal for land/plot/house/patta or any other disputes due to which government denies patta transfer. In such cases, EBT will not be held responsible. Client cannot blame or claim any compensation or indemnity or services charges and cannot legally sue EBT directly or indirectly.
- If client knowingly or un-knowingly misbehaves by the way of illegal disputes or trespass and fence against another person’s land or by breaching against government law or by forgery in documents or by illegal code of conduct cause to confusion in EBT. Then, EBT have all rights to take legal action on such client and may right to claim compensation for financial loss and destabilization of the company’s goodwill.
